First: We talk about it.
All buyers are directed to one of our Buyer Specialists who will answer any immediate questions you may have. Then, we will arrange a time to meet with you and complete a Buyer Questionnaire to help determine your needs in a home. This is a big decision and we want to help you get it right!
Second: Let's get you pre-approved!
We will advise you to contact a mortgage lender to get you started on the loan pre-approval process. Why is this important? Well, as a buyer, we want you to be able to pull the trigger quickly, as some of the best homes only spend a few days on the market. Let's take the steps upfront to make sure we don't drag out your experience later. Having a pre-approval letter from a lender makes you more attractive to potential sellers.
Lastly: The fun begins.
Now it's time to get shopping for homes! Once you decide on a favorite home, the buyer's agent will then run comparables of recent home sales to make sure your offer is fair, yet competitive. When the offer is accepted, the closing process begins. We will guide you through each step as inspections are completed, repairs are negotiated, the appraisal is requested and the formal loan approval takes place- all this before closing! At closing we all meet to sign papers, you will be presented a little closing gift from us, and at funding, you get the keys to move in to your new home!
